Ranking Canadian Cities By Rental Cost

In the recent Rentals.ca report, the average rent for one and two-bedroom apartments in 35 Canadian cities was examined. The findings highlighted a 9.9% annual rent growth in October, a slight dip from September but still the second-highest increase in the past seven months.

📈 Rising Rents and Causes
The study revealed a $175 (8.8%) increase in the last six months, bringing the average rent to $2,178 in October. This continuous rise in housing asking prices for six months straight is attributed to factors like population growth and a new rental supply in Alberta, Quebec, and Nova Scotia.

🌆 City Rankings: From Vancouver to Saskatoon
The report ranked 35 Canadian cities by rental costs, with Vancouver claiming the top spot at $2,872 for a 1-bedroom apartment and $3,777 for a 2-bedroom apartment. Saskatoon was the most affordable, with averages of $1,109 and $1,340 for 1 and 2-bedroom apartments, respectively.

🌎 Provincial Variances
Provincial differences were notable, with British Columbia and Ontario topping the list with average rents of $2,639 and $2,492, respectively. However, Alberta, Quebec, and Nova Scotia faced rent inflation during October.

🔍 Beyond Apartments: Studio and 3-Bedroom Insights
The study also delved into other property types. Studios averaged $1,538 (12.0% increase), and 3-bedroom apartments saw an 8.9% annual rise, reaching an average of $2,532.

🏠 The Bottom Line
As Canadians navigate these changing rental dynamics, it's crucial to consider regional variations and the contributing factors to make informed housing decisions. The continuous monitoring of rental trends will be essential for tenants and policymakers alike to ensure a balanced and accessible housing market for all.
